The clients, Matt and Carolyn, came to us with this Grade II-listed Georgian farmhouse in Leicestershire that was rich in character, but showing signs of years of neglect. Their ambition was to modernise, renovate and extend it to create a large family home while preserving the majesty of the original character and history.
As always, we began with a collaborative briefing and design process, carefully analysing the building’s listed status and negotiating the planning and conservation constraints. Rather than over-extending, we focused on strategic interventions: restoring original fabric, selectively removing insensitive additions, reconfiguring internal layouts, and weaving new elements where we were allowed. Our planning submission was backed by detailed heritage reports and visualisations, all of which helped us secure listed building consent and planning approval with minimal delay.
We then worked with some fine joiners and craftsmen to create a contemporary link extension to bridge the original living rooms with the newly renovated stables and outbuildings. The layout now accommodates generous entertaining spaces, a bespoke kitchen, utility and living areas, formal reception and dining rooms, a new master suite and guest bedrooms with en-suite bathrooms.
This project has injected life into a tired, unloved Grade II listed farmhouse. The client’s will, ambition and enthusiasm has been key to realising this characterful, comfortable home that is deeply connected to the local context and architectural history.
